Why us
Why North Wales businesses choose our hot tub changeovers
One visit, one team
The property and the tub in the same visit, so nobody is waiting on anybody else.
Hot before they arrive
The drain starts first, so the tub is heating while the rest of the let is cleaned.
A dated record each time
Readings written down every changeover, so you can show when the water was last changed.
We tell you what needs fixing
A worn cover or a dying filter gets photographed and sent, not left for you to find.
What it is
Drained, dosed and hot before they arrive
One team does the whole changeover, so nobody is waiting on anybody else and there is one person to ring if something is wrong.
- Drained and refilled with fresh water between guests, not topped up and re-dosed
- Shell, waterline, headrests, jets and the underside of the cover cleaned
- Filters removed, cleaned and refitted, and we tell you when one is past saving
- Dosed to the right levels, with the readings written down and dated each visit
- Cover, seals and surround checked, with photographs sent if something needs your attention
- Timed around your arrival so the tub is up to temperature before the guests are
Choices
The hot tub changeover options we offer
Three ways owners book it. The difference is how much of the property we are doing alongside the tub.
With the changeover clean
The usual arrangement and the one that works best. We clean the let and do the tub in the same visit, starting the drain first so it is heating while we work through the property.
Hot tub only
For owners who clean the let themselves, or already have a cleaner they are happy with. We come in for the tub alone and leave you the record of what was done.
Mid-stay service
On longer bookings, a visit during the stay to check the water, rinse the filters and re-dose, so a fortnight's guests are not sitting in week-old water.
What is a hot tub changeover?
Draining the tub completely, cleaning the shell, waterline, headrests and jets, rinsing or replacing the filters, refilling with fresh water, dosing it to the right levels and leaving it to come up to temperature. Topping up and adding chemicals is not the same job and does not get a tub through a busy season. The part that catches owners out is the clock: a full refill takes hours to heat, so the tub has to be started early in the changeover rather than at the end of it.
Water quality is the part with rules attached. A hot tub let to one guest after another is a spa pool in the Health and Safety Executive's eyes, not a domestic tub, and the duty to manage it sits with whoever operates the let. What we do on each visit is drain it, clean it, dose it to the right levels and write the readings down, so there is a dated record for every changeover rather than a memory of roughly when it was last done.
Holiday lets across North Wales
Hot tubs cluster where the holiday lets do — the Llŷn, the coast around Criccieth and Pwllheli, Porthmadog and the lets scattered through Eryri. The whole of that work happens on Friday and Saturday, in the same few hours, which is the real constraint. We book hot tub changeovers as a round rather than taking them one at a time, because that is the only way the timings hold.
How we work
Our hot tub changeover process at a glance
No estimate priced off a drawing, and no crew arriving without knowing what they have walked into.
-
01
We come and look
We walk your building before we price it. Size, access, water, power, and what the other trades have left behind.
-
02
You get a fixed price
In writing, against a scope you can check. Your insurance and safety paperwork comes with it.
-
03
We put the right crew on
We size the team to your date. If your date moves in, we send more people.
-
04
We walk it with you
We check it together before we leave. Anything not right, we put it right while we are still there.
Living with it
Looking after your hot tub changeover
Filters are what decide whether a tub has a good season. They clog quietly, the pump works harder, the water goes cloudy and the owner reaches for more chemicals instead of a new filter. We rinse them every changeover, deep clean them periodically, and tell you when one has had it. Replacing a filter is cheap; replacing a pump is not.
Our guarantee
If it is not right, we come back
Tell us within 48 hours of the clean. We come back at our own cost, and we keep coming back until it passes.

FAQs
Common hot tub changeover questions
Accredited and insured
SSIP through SMAS Worksafe, CITB approved, NJORD for carpet cleaning, and a registered waste carrier with Natural Resources Wales. £10m insured. Certificates and RAMS go out with every quote, not on request.
That is how we normally do it for a let that turns over weekly, and it is what keeps the water right through a busy season. On a quieter let, or between two short back-to-back bookings, a full change is not always needed. We will tell you which yours is after the first visit rather than selling you a drain you do not need.
The cleaning is an hour or so. The heating is the bit that governs everything: a tub refilled from cold typically needs several hours to come back up, and more in winter. That is why we drain first and clean the property while it fills. Give us your arrival time and we will work backwards from it.
Yes. Plenty of owners clean their own let and want the tub taken off their hands, because it is the fiddly part and the part with paperwork attached. We come in for the tub alone and leave you the record.
Either way works. Most owners keep a stock on site and we use that, which is usually cheaper for you. If you would rather we brought them, say so when we quote and we will price it in.
Worth being straight about this. A tub let to one guest after another counts as a spa pool under the Health and Safety Executive's guidance, not a domestic hot tub, and the legal duty to manage the water sits with whoever operates the let. On each visit we drain, clean, dose to the right levels and write the readings down with the date, which is the evidence you want if anyone ever asks. A full written risk assessment for your insurer is a separate specialist job — tell us if you need one and we will point you at someone who does them.

Send us the programme and the square metreage and we will walk the site. You get a fixed price with the RAMS, the SSIP certificate and the insurance attached.
