Choices

The clearance options we offer

Three different jobs. They need different crews and different vehicles, so they are priced separately even when they run back to back.

Soft strip-out

Stripping a commercial unit, office or public building back to a shell before a refurbishment. Booked by main contractors, and by councils on their own estate.

Void property clearance

Clearing a house or flat between tenancies, including whatever has been left behind. Usually followed straight on by the void clean, by the same team, on the same visit.

Grounds and garden clearance

Overgrown gardens, yards and communal areas cut back, cleared and taken away. Common on voids where nobody has been in the garden for a year or more.

What is a soft strip-out?

A soft strip takes out everything that is not structure. Fixtures, fittings, partitions, floor coverings, kitchens, sanitaryware, furniture and cabling, leaving a shell ready for the next trade. Contractors book it ahead of a refurbishment; councils and landlords book it when a building or a unit is coming back into use. Everything is separated on the way out, so as much as possible is recycled instead of tipped.

A registered waste carrier

We are registered with Natural Resources Wales to carry waste, so what we clear leaves with us and you get a transfer note for every load. That matters more than it sounds. Your duty of care does not end when the waste leaves your site, and a council or a main contractor will ask to see the paperwork before they pay the invoice.

Looking after your clearance

The thing that costs money on a clearance is the sorting, not the lifting. A mixed load costs more to dispose of than a segregated one, so we separate on site. If anything turns up that needs a licensed route of its own — asbestos, chemicals, clinical waste — we stop, tell you what it is, and get the right people in rather than putting it in the back of a van.

Asbestos, chemicals, gas bottles and clinical waste all need a licensed route of their own. If we find any of it we stop, tell you what it is, and arrange the right contractor. Moving it ourselves would put both of us on the wrong side of the rules.

Most void houses and flats are a day. A commercial strip-out depends on the size of the building and on how much has to come out by hand rather than by machine. We walk it with you first and give you a fixed price and a date before anything starts.
