There are really only two cleans on a site, and the question is whether you want us doing both. Either can be phased to your release dates if the building hands over in sections.
Builders clean only
The heavy first clean, once the trades are off. We take the building from built to presentable, and you or another contractor handle the final detail before handover. Suits sites where the finishing programme still has weeks to run.
Builders clean and sparkle
The usual choice, and the one most contractors end up on. We do the heavy clean, let the snagging trades finish, then come back for the sparkle immediately before handover. One contractor, one price, and no gap in the middle for the building to get dusty again.
What is a builders clean?
A builders clean is the deep first clean after the building work finishes, before anyone hands the building over. We take off construction dust, debris, plaster and cement residue, adhesive, film and stickers. Every surface — floors, glass, frames, sanitaryware, sockets and switches.
It is not the same job as a domestic deep clean and it is not priced the same way. The variables are the floor area, how many trades are still on site, what the floor coverings are and how much protective film and adhesive has been left behind. Cement splash, plaster dust and sticker residue all need different methods, and using the wrong one on a new floor causes damage that costs far more than the clean. Dust is the part that catches people out: it settles on the tops of frames, ducting and pipework, and it drops back down for days if it is missed. That is why the clean happens after the trades are off rather than around them, and why we walk the building with you before we leave.
Why this matters on a North Wales site
Sites here get wet. Mud, salt and grit come in on every boot for the whole programme. That means more floor protection and more passes at entrances. Close a building up too early and you trap moisture under the film. Rural and coastal sites add access problems too — narrow lanes, tight compounds, limited welfare — which changes what plant we can get in.

Looking after your builders clean
A builders clean will not stay clean if the trades go back on. If snagging is still running you will need a sparkle clean after, which is why the two are usually priced together. What damages a finish is the wrong method on a new floor — acid on natural stone, a rotary on unsealed vinyl. We work to the manufacturer’s guidance, and we will ask you for it if it is not in the O&M.

Yes, and they come with the quote rather than on request. That is job-specific risk assessments and method statements, our SSIP accreditation through SMAS Worksafe, CITB certification and £10m public liability cover. If your principal contractor needs anything in a particular format for their file, tell us what and we will provide it.
Yes, and usually we are. We phase the clean so finished areas are done and protected while work carries on elsewhere. We will also tell you where that costs you money — cleaning a floor twice is avoidable if the sequence is agreed up front.
We do. Construction waste, packaging and debris go out as part of the clean. If the job produces anything needing a licensed route — clinical, chemical or hazardous — we agree that with you before we start and give you the paperwork.
