Voids come in three sizes, and the difference is what has to happen before the cleaning starts.
Standard void
A property left in reasonable order. Cleared of what is left, deep cleaned through, garden tidied, ready to view. Most voids are this, and most are a day.
Clear and clean
A property that needs emptying first — furniture, belongings, a garden nobody has been into for a season. Clearance and clean by the same team on the same visit, so nothing waits on anyone.
Deep clean and decontamination
Heavy soiling, infestation, sharps or contamination. Contained and decontaminated first, with the waste through the right licensed route, and we tell you what is porous and has to come out rather than cleaning it and hoping.
What is a void clean?
A void clean is the full clean of a property between tenancies, taken back to a standard a new tenant will accept on the day they view it. Kitchen and bathroom deep cleaned, appliances stripped and cleaned inside, all floors, all glazing inside and out, cupboards and drawers emptied and wiped, and the whole property deodorised. It is not a domestic end-of-tenancy clean priced by the bedroom. A void is a business asset standing idle and the clock is the point.
Most voids need something doing before the clean can start. Furniture and belongings left behind, a garden nobody has touched in a year, sometimes needles or contamination. We are a registered waste carrier, so the clearance and the clean are one job and one invoice rather than a contractor waiting on another contractor.
Void programmes across North Wales
We have been on the Isle of Anglesey County Council framework since July 2025, appointed through Sell2Wales, and voids are a large part of it. Rhyl, Bangor and Holyhead each turn over a lot of rented stock, and student housing in Bangor turns over almost entirely inside a few summer weeks. An end-of-tenancy clean is a domestic job, priced by the bedroom, aimed at a tenant trying to get a deposit back. A void clean is a business process: the property is an asset standing empty, the buyer is a housing team or an agent, and the thing being bought is the relet date. The work overlaps; the standard, the reporting and the urgency do not.
Yes, and it is usually cheaper than booking two contractors. We are a registered waste carrier with Natural Resources Wales, so belongings, furniture and rubbish leave with us and you get a transfer note. Gardens and outbuildings too — a property does not let on the inside alone.
Most standard voids are a single day. A clear-and-clean is usually a day and a half. What actually governs it is how many you have and how much notice we get, which is why void work runs far better as a booked programme than as individual call-offs.
